Once protests are filed with Sarpy County, Mitchell and Associates is assisting with the protest hearings of assessed values for 2026.

To file a protest:

  • Request a form be mailed to you by calling 402-593-4433
  • Download a form from Sarpy County.
  • Complete the online form at Sarpy County’s website.

The process is basically as follows:

  1. After June 1st, file a protest form with the Sarpy County Board of Equalization. More information is available at:

    After June 1st, there will be a form or web link for completing your protest, or you may request to have the County mail a form to you.
  2. Once the protest is received by Sarpy County, Mitchell & Associates will coordinate reviewing the protest.
  3. If you requested a hearing with a referee, Mitchell & Associates will schedule it and notify the protester.
  4. Any information you have to support your protest can be:
    1. Uploaded with your protest case
    2. Emailed to boe@sarpy.gov (best to reference your case number)
    3. Presented to the referee during your hearing.
  5. The referee will review the information presented by the protester along with the assessment record. The referee will make a recommendation to the Board of Equalization for the assessed value.
  6. The Board of Equalization will make a final determination of value.
